The Concept The Pullman Parc concept is a redevelopment of an empty parcel in the Lafayette Park neighborhood of Detroit, MI. Located on the Corner of East Lafayette and St. Aubin Streets, facing the Dequindre Cut Greenway, the project seeks to add new residential density to a former industrial site. The development consists of 2 market-rate apartment buildings connected via a bridge. This creates a gateway into the site, beyond which lies 55 for sale townhouse units.
The cladding is a combination of silver metal panel and and a dark masonry base with recessed a simulated wood material in the ends and recessed niches. The primary entry is midway through the site on the plaza created between the two apartment buildings. Duplex units with direct entries from the sidewalk create an engaging streetscape along St. Aubin.
The Structure This concept use three different construction types to maximize density and parking but also minimize costs. The smaller building is a 4 story Type IV wood frame structure, while the 6-story building is Type III with a concrete podium. both buildings sit on a underground level of parking.
