The Concept 1016 West Jackson is a new mid-block residential tower proposed for Chicago’s West Loop neighborhood. The concept recesses the residential tower approximately from the property line to maintain a lower street frontage that better relates to the scale of the older existing building that dot the neighborhood. The Building base consists of 2 stories of parking over a double height ground floor with a retail space fronting Jackson Street. The Main Lobby is accessed through a “Miami style” landscaped Passeo that pulls residents into the building and connects the project through the block onto Adams Street.
The primary amenity level is on the 4th floor where a Club Room and Fitness Center open out to a landscaped Pool & Spa Terrace. An additional amenity space is planed for the 28th floor and affords great views of the Chicago Skyline.
The cladding system is a combination of Glass and Weathering Steel, with an entry canopy in Wood to provide a softer more inviting feel at the ground Level. Additionally, given the narrow sidewalk condition along Jackson Street, the Ground Floor has been recessed to create an arcade, providing for a more comfortable pedestrian experience.
The Site The site is composed of two separate lots: One fronting Jackson Street (currently being Developed) and the other fronting Adams Street. They are separated by Quincy Street, which in this area functions as an alley. Surplus FAR from the Adams Street site is being applied to the current development allowing for higher residential density. Some FAR is left over for a future office addition to the existing historic building on the Adams Street site.
